Reasons to move to Myrtle Beach
Jul 17, 2019
Whether you are looking to retire, start a family, become a snow bird, or just want a change of scenery, Myrtle Beach is a great option for relocation. With it’s miles of beaches, entertainment, and no snow - who wouldn’t want to live here! Here are some reasons people relocate to Myrtle Beach:
This is the biggest reason people move to Myrtle Beach - the sunshine! The weather is pretty even with the average annual temperature in the low 70’s. No need to have a snow shovel or a parka here - it’s flip flops all year round and sand pails. The summer months can get pretty steamy which can take a bit of getting use to, but that extra Vitamin D is a natural mood booster!
It’s Friendly, Y’all!!
Southern hospitality is alive and well in Myrtle Beach. Maybe it’s the weather, maybe it’s the beach, but it is true. Ease in to a slower, friendlier pace of life, where community is paramount. Neighbors wave (whether than you know you or not), the local pharmacist will know you by name, and your favorite waitress will ask you how your momma is - everyone is friendly, y’all!
Myrtle Beach will make your money go further when it comes to buying a new home. Whether you are looking for a lot to build a custom home, want an established home, a condo or a townhouse, you will find something to suit your lifestyle. Most communities are very close knit as well, adding to the welcoming vibe of this southern city. And did we mention most home owners buy golf carts to get around locally - what’s more fun than that!
Beaches and Scenery
Myrtle Beach offers 60 miles of uninterrupted beaches, with something to fit everyones needs. Some are family friendly, others more social along the boardwalk or more deserted and serene. There are also marsh and inlet views for providing tranquility. Brookgreen Gardens is also in the Myrtle Beach area, with 9,100 acres of elaborate gardens featuring sculptures throughout.
Boasting more than 100 golf courses in the area, Myrtle Beach is the golf capital of the world. There is no golf season as the weather allows for year-round golfing, making us a golfers paradise. For the kids (and those young at heart), Myrtle Beach offers around 30 miniature golf courses, and is where the US Mini Golf Tour is played each year. Get your putters ready!
Reasons to move to Charlotte
Jun 25, 2019
People are moving to Charlotte in droves, about 100 plus people each day! Most people cite “quality of life” as their reason for relocating to the Queen City, but what exactly does that mean? Here are a few pieces of the “quality of life” puzzle that make Charlotte such a hot spot to move to right now:
The Cost of Living
Despite the booming economy and more people moving to the area, which pus home buying/renting at a premium, the cost of living overall is still at least 5 percent lower than the national average. While Charlotte is car friendly, some residents are able to forgo cars or lessen their gas bills by using “The Lynx” which is the rail way and street car system in the city which 15,000 residents use to commute each day. An unlimited monthly pass is just $90. Dining and drinking out on the town is also considerably cheaper, with many bars advertising $2 beers nightly.
Booming Economy/ Job Market
Charlotte’s economy has grown in leaps and bounds the past few years, especially in the finance and tech industries. From 2014 to 2016, Charlotte’s tech job market grew 18 percent! Other industries in Charlotte that have grown in recent years contributing to this trend are healthcare, higher education, and aviation. Some large companies that call Charlotte home are Lowe’s, Bank of America, LabCorp, HanesBrands, LendingTree, Bojangles, just to name a few. Many find it easy to find jobs here, or even launch a new career upon moving.
Charlotte’s location is prime if you like a little bit of everything: living in a city, close to the mountains and just a few hours drive to the ocean. Not to mention a lake near-by. If you are not looking to go too far from home, there are some closer options such as the US National Whitewater Center (if you are more of the adventurous type!) Or Lake Norman (If you are a water enthusiast, you can be active or sit back and soak up some sun!). Also Charlotte is close to many other southern cities with lots to see and do such as Raleigh, Durham, Greenville, Asheville, Myrtle Beach and Charleston!
With major musicians coming to town often, and a plethora of restaurants, any culture enthusiast and/or foodie will be in heaven in Charlotte! Breweries, craft cocktails, southern barbecue, fusion restaurants and more - you will never run out of options! Many large name musicians frequent The Fillmore, Spectrum Center and the PNC Music Pavilion, and there are smaller local venues too if you want to check out some up-and-coming artists.
Get ready to tailgate and host some game day parties because Charlotte is a sports town! Doesn’t matter what you follow - Charlotte represents many major sports! Charlotte is home to the NFL Carolina Panthers, NASCAR at the Charlotte Motor Speedway, NBA team the Charlotte hornets, and NCAA College teams. Some don some team spirit and enjoy!
Reasons to build a custom home
Jun 3, 2019
The age old question - whether to build or buy. If you are willing to make some concessions or updates/upgrades - then buying could be for you. But if you are looking for more of a turn-key, built to specifications, one stop shopping solution - get your hard hat and blue prints out, it’s time to build! Here are some great reasons to build a custom home now:
Planning for kids? Will your parents need to move in someday? Or plan to work from home? You might not be able to predict the future, but you can plan for it. One of the biggest reasons people look for new homes is to accommodate lifestyle changes. While your current home is big enough for a baby and a toddler, but howl about when they become teenagers? A custom home allows you to design with the future in mind, so you will not have to move more than necessary as your life flourishes.
Flexible living space
Open floor plans are extremely popular, but it is even nicer to customize the size of each area. While the area usually is a free flow for cooking, dining and a sitting area, perhaps your family wants a little more space in one area than another. Custom building allows you to create the family environment with as much open area, and privacy, as your lifestyle requires.
By building from the ground up, you get to choose each and every detail to suit your personality. From the tiles to the counters, lighting fixtures to door knobs, it is all going to have your fingerprint on it. Aside from just aesthetics, you can also have integrated technology built in such as USB outlets, smart home features, audio systems and more.
Location, Location, Location!
That is the number one rule of real estate. By building your own home, you will be able to find a lot in the perfect location, whether that is dictated by school system, being adjacent to the water, or closer for your commute. Also when working with your builder you can take into consideration the terrain of the lot, and the lay out of the house to make sure it meets your outdoor goals as well.
Why wait to live your best life? Call us today and let us make it happen!
Myrtle Beach Again Ranked 2nd Fastest-Growing Metro Area
Apr 25, 2019 - By: Amy Kawata, WMBF News
MYRTLE BEACH, SC (WMBF) - There’s no question the Myrtle Beach area has boomed in recent years.
For the third year in a row, the U.S. Census Bureau is ranking the Myrtle Beach area as the second fastest-growing metropolitan area in the country. Over the past eight years, more than 104,000 people moved to the Grand Strand, representing an almost 30 percent growth rate.
Between 2017 and 2018, more than 17,000 people moved to the Myrtle Beach area, representing a nearly 4 percent growth. The July 2018 Census estimates state Horry County has a permanent population of nearly 344,000 people, which aligns closely with the projections within the IMAGINE 2040 plan, indicating nearly 354,000 people will be living in the area by 2020.
Mark Kruea, spokesperson for the city of Myrtle Beach, said people are attracted to the area due to a combination of the low cost of living, warm weather and amenities.
The city, which has been known as a tourist spot for years, is seeing many vacationers choosing to stay for good.
“A lot of our newcomers start out as vacationers. They come to Myrtle Beach for the first time, they see what a great place it is. It still has that small town feel to it. They’re living in a higher taxed state where the weather is not good, so they’re thinking, ‘I could go live in Myrtle Beach or I could retire in Myrtle Beach,’" Kruea said.
However, with so many new homes there are new growing pains. As the Myrtle Beach City Council puts the budget together for the upcoming fiscal year, they’re focusing on ways to provide more residential solid waste services to keep up with the growth.
Major communities like The Market Common, Carolina Forest and Grand Dunes all didn’t exist until roughly 25 years ago.
Michael King, president and CEO of KingOne Properties, is the man behind the Grand Dunes community coming to life in the early 2000s. He said he doesn’t see this growth coming to an end anytime soon.
“I contribute a lot of it to the 1 percent sales tax that we enacted in Myrtle Beach several years ago. We went from like $5 million on advertising Myrtle Beach to $15 million the following year. So the advertising that the chamber of commerce is doing is really pushing the market here, not only for your vacation visitors but also for your home buyers," King said.
He added the area’s geographic location is a major draw, as is a solid economy and high consumer confidence.
“It’s so typical for Myrtle Beach to win accolades like that because basically the geographic location of Myrtle Beach. Sixty percent of the population of the U.S., actually North America, can get here in less than a day’s drive,” said King.
He also points out that with so many new homes going up to accommodate the growth, major retailers are starting to take notice.
“The housing market is great, the commercial real estate is great as well. It’s good and steady, and believe it or not, over the past three years it’s all been about the same. You’d be surprised how close it’s been. So we’re in a good steady market," King said.
Horry County Planning Director David Schwerd said the county is taking a more proactive role in preparing for future growth. That means heavily evaluating flood hazards, public safety, and infrastructure when considering new rezoning requests or designing roadway improvements.

- Cabo Fish Taco - When Guy Fieri of Diners, Drive-Ins and Dives visits a restaurant, you need to take note. Guy visited this taqueria located in the heart of the North Davidson Art District, so we checked it out. Hands down the best tacos you will ever eat. When you are seated, you are greeted with freshly fried tortilla chips and a corn salsa that is complimentary. We recommend the Lemon Grilled Shrimp Tacos and t he BBQ Mahi Tacos, but anything you order is spectacular. Wash it all down with an ice cold beer or margarita for the perfect experience.

Fun Things To Do In Myrtle Beach In The Fall
Aug 24th, 2018
With the unofficial end of summer approaching on Labor Day and children going back to school, cooler days are upon us. You’ve probably also noticed pumpkin-flavored everything hitting the shelves at your local grocery stores. If you still live up north, the harsh reality of winter is setting in as it always does once football season arrives. So, why not shift your focus to your future retirement here in Myrtle Beach? As Grand Strand locals, we are here to provide you with a few things that we look forward to each and every year once the rush of summer has ended.
Less Crowded Restaurants
We love our tourists here in Myrtle Beach because they bring in large sums of money each and every summer, but we all breathe a sigh of relief once everyone is gone. Roads open up, less accidents occur and everything is less crowded. You know firsthand if you’ve tried to go to Broadway at the Beach during the June, July & August and ended up driving around for 35 minutes just searching for a parking spot! The influx of visitors hits our restaurants the most. Our average Friday night dinner spot that we usually roll into without any issues has had an hour or so wait over the past few months, we can now revisit whenever we wish. It’s the little things in life…
Sure, the sun & sand is wonderful and a big reason why a lot of us move to Myrtle Beach, but fall here along the Grand Strand is spectacular. When you can step outside of your house and not immediately break into a sweat…that’s our happy place. The fall season brings the return of football, hockey, baseball playoffs and local high school sports. This is the perfect time of year to enjoy your favorite outdoor activities as well. Whether you enjoy kayaking, biking or just going for a run, the fall weather is prime for all 3.
Nobody wants to walk around a festival with a corn dog in 100 degree weather. That’s why our festivals are held in the spring and the fall. In October, we’ve got the annual Little River ShrimpFest where local vendors show off their famous seafood dishes. There are also plenty of vendors selling arts and crafts, food and so much more. We also have the Loris Bog-off! This year is the 39th Annual festival and it never disappoints. Show up, grab a big ol’ plate of chicken bog and enjoy the day!
Myrtle Beach Grows In House Numbers; City Leaders Look Forward To Future
July 19th, 2018
By Amy Kawata, WMBF News
MYRTLE BEACH, SC (WMBF) - Construction is well underway throughout Myrtle Beach as the Grand Strand continues to dominate in East Coast population growth.
The city of Myrtle Beach recently issued 585 building permits for new single-family homes within the city limits. That number marks an increase of 200 homes over the previous fiscal year.
During the fiscal year, which ended June 30, 2018, city leaders said they issued 7,072 building permits with a total construction value of $311,396,599. Of that total, $210,370,305 was for new residential construction, while the remaining $125,320,375 was for commercial construction.
With the U.S. census data revealing Myrtle Beach ranked as the second-fastest growing metropolitan area in the country, city leaders said they don't expect that number to drop anytime soon.
The housing market is at a high right now, as construction continues to boom along the Grand Strand. Carol Coleman, planning director for the city of Myrtle Beach, said most of the new construction within the city is happening in and around The Market Common area and also the Grand Dunes.
Local realtors said they've sold more in the past two weeks than in the past two months and lately, more of their clients are opting to wait and buy new. They noted that just within the city of Myrtle Beach, a little over 5,000 homes and condos have been sold so far this year.
Coleman said there are many reasons that people continue to be drawn to the area.
“It’s a very pleasant place to live, No. 1. I think a lot of parts of the country have found out that the southern states, it’s a slower, calmer way of life. It’s less expensive by comparison. We have much lower taxes than they do in the northeast. So, property taxes are lower, that’s very attractive, especially to people that are retiring,” Coleman said. “You have higher land values up there, so they can sell their homes that they’ve been in for years that they’ve made investments in years ago, and they’re going to realize a big profit when they sell at the current value and they get a lot more for their money here.”
With growth, of course, there's also challenges such as traffic, what services are needed and public safety. Still, city leaders said they're prepared to welcome the growing population.
As for the businesses in Myrtle Beach, Coleman looks forward to attracting more familiar names to the area.
“I’d like to see what comes with the rooftops. That’s what the economic development people say, and there are a lot of businesses that wouldn’t look at this area because of our population numbers. But as we grow, they start coming in. I know a lot of people are excited about Topgolf. So, I think you know also, you’ve got a brand name association with Grand Dunes, with Dell Web. So, I think you’re going to see more and more businesses that people have been hoping to have here coming to the area, coming to the region, so that’s kind of exciting to me,” Coleman said.
She added she’d love to see the front area of The Market Common, often referred to as the "Old Campground,” transformed, but not into a residential area. Although nothing is set in stone, she hopes for a regional park for that space.

Myrtle Beach Custom Home Builder: Reasons To Move To The Beach
May 31st, 2018
The kids are getting out of school and the weather is heating up, that can only mean one thing...summer is here! Sure, wherever you are located right now, things are looking pretty good, but what happens when fall and winter roll around? Will you be forced to shovel snow and have the weather dictate how you are going to live your life? What if we could convince you that a better life is waiting for you in the Carolinas? Suriano Homes is here to give you a few reasons how Myrtle Beach can be even more beneficial to you than just a really good tan.
1. Cost of Living - It's no secret that living in large metropolitan areas can be expensive. Property taxes in New York and New Jersey are through the roof. Sure, salaries are higher, but is it really worth it if you are working just to pay your mortgage? Myrtle Beach is a tourist-driven town, so obviously some things can be a bit pricey, but to retire here is ideal. Your average $500,000 home up north can be something spectacular here in the south. That's where we come into play! We can provide you with several plans for a custom home here in Myrtle Beach. Sound good? There's more.
2. Outdoor Activities - Do you like to golf? Fish? Bike? Here in the Myrtle Beach area, you can do all 3 of these outdoor activities year round! You don't have to pack up your golf clubs and store them for 8 months out of the year. Feel free to play some of the best golf courses in the world in the golf capital of the world! If you enjoy fishing, fish inshore for flounder, sea trout or red drum. You can also go out several miles out in the Atlantic and attempt to reel in an epic trophy fish!
3. Southern Cookin' - You've probably heard the term 'Freshman 15'. If not, it's a term used for freshmen in college who put on weight during their first semester due to the extra "calories". Typically when you move down south, the same thing happens. There are just so many great places to enjoy a meal that you will want to try them all! Sure, you will see your chain restaurants all over the Grand Strand, but once you become a local, you will learn when the true hidden gems are.
4. The Beach - "You live in Myrtle Beach? That's amazing! You must go to the beach every day." This what you will hear from tourists when you strike up a conversation. When you first move down here, all of your friends and family up north assume that you either golf or go to the beach every single day. Sure, it's a wonderful thing having both of these things so readily available, but life happens and we get busy. On the other hand, it's a wonderful thing to be able to take a selfie of yourself at the beach in January when your relatives are experiencing a few feet of snow.
We could go on and on about how great of a place Myrtle Beach is, but if you've been here, you already know. If you are truly interested in learning more about what Suriano Homes can do for you and your family, please don't hesitate to reach out!
Suriano Homes Featured on Building Industry Synergy Cover Story
October 7th, 2017
"Suriano Homes, Inc. Your Dream Home Is Their Passion" by Susan Roush
A day without wearing his work belt is nearly unimaginable to Tom Suriano. “I am a hands-on builder,” he said. He has been building full time since high school graduation, beginning the journey with framing and masonry. Tom said, “It just turned into my passion.”
In the intervening thirty years, he has established Suriano Homes and compiled an impressive portfolio of custom homes that he has built in his native New Jersey, along the Grand Strand, and recently into Brunswick County, North Carolina. Suriano Homes is a featured builder in the Waterbridge and Waterway Palms Plantation communities within the thriving Carolina Forest area. His wife Paula has been in real estate for nearly 20 years, and besides being a talented design consultant and coordinator to Suriano Homes’ clients, she oversees the financial side of the business. They combine their distinctive strengths to serve their clients in a thoughtful and rewarding manner.
Besides Tom’s on-the-job presence, there are other distinguishing elements in the construction of a Suriano home. Tom uses Douglas fir instead of pine studs. He prefers it because it is stronger and straighter. Though more expensive than pine, he passes savings on through volume ordering. He added, “All my sheetrock is glued and screwed [as opposed to nailed]. The entire house is 12- gauge wire, and we do the Taexx® built-in pest control system exclusively through Home Team Pest Defense. I also install a centrally located Wi-Fi box.” Other materials that are standard to Suriano Homes, often considered an upgrade, include Pella or PGT windows, Typar house wrap and synthetic roofing felt that offers more durability and protection. A minimum 3000 commercial concrete mix adds strength and crack resistance over the typical residential-commercial mix. A good quality Sherwin-Williams paint primer is also used. Building codes require Energy Star ratings, but Tom boosts the code by using R38 insulation instead of the minimum R30. Tankless water heaters are the norm, and Tom offers the option of a gas furnace that will automatically kick in when the heat pump cannot keep pace with frigid weather.
Suriano Homes has an in-house CAD designer for creating or modifying floorplans. Many buyers come in with plans and clear ideas. “This [Waterbridge] is an upscale community and most of my clients want this type of package,” Tom said, referring to their model home. To make it easier for people to compare builders and keep track of their notes, Tom created a buyer checklist that breaks down exterior and interior structures, materials and options, “So they can compare apples to apples.” Of the homeowners Building Industry Synergy spoke with, all of them had done their due diligence, including builder interviews, before deciding on Suriano Homes.
Common themes emerged among
them about Suriano Homes:
quality and value.
Elise and Michael Zebrowski
recently moved into their
Waterbridge home. Tom Suriano
was the last builder they
interviewed, and as Michael said, “It
was meant to be.” Turned out they
were all from the same hometown
and went to the same high school
though they had not been in touch
for decades. After their meeting,
Tom came back with a plan and
Elise recalled, “It had everything we
said, so we felt he really listened to
us.” Elise added that she has a hard
time visualizing things and Tom was
very good at helping her visualize an
outcome. Michael has been in
construction and engineering for
nearly 30 years on large-scale
projects. He was an Engineering
and Facilities manager of a 6.2
million square foot hotel/casino – so
building a 2,700 square foot home
was not that daunting to him.
Michael said, “I have to tell you
what a pleasurable experience it was
working with Tom and Paula and
their staff. They were very receptive
to our needs and desire to achieve
the house we wanted. It was always
about what we wanted.” One of the
things they wanted was a stone hood
on the range. Another architectural
feature was a squared off turret off
the front corner house, which is
where the master bath shower is
located. The Zebrowskis love their

Why Live in Myrtle Beach
March 7, 2017
Quality of life is high, while cost of living is low. This may be what most people moving here find to be the deciding factor in their choice to relocate. For starters, home prices are reasonable, the same lifestyle that so many have come to love can be had at remarkable prices. Beyond reasonable real estate, the Myrtle Beach area has a very low cost of living—something not always typical of coastal cities, but what makes the area even more unique is the high quality of life. In the Myrtle Beach area, your dollar has a much higher buying power than virtually any other major area in the country with the cost of living typically situated at 7 percent lower than the nation as a whole.

Floor Plan Design Process
March 6, 2017
The idea of coming up with a floor plan can be very scary for almost all the clients we work with. But it really doesn’t have to be. Suriano Homes has a thorough system that we operate by that ensures quality delivery for each of our client’s dream home design. The process is quite simple. Lot selection, and by that, we have to remember to make the lot selection appropriate. If we want a wide house on a narrow lot, that is a dream nobody can fulfill. So, keeping in mind the basic “look” you are going for, then selecting a lot that will allow for that dream to fit. If you are uncertain, you should definitely us up front first. Better to consult than to settle for second best. Who wants to regret a land purchase before you break ground?
Once we have all of that out of the way, we get to the fun part. We sit down with Tom, our very experienced builder. He listens as you share everything that you desire. He will talk budget, architectural review codes (if necessary), advantages of building up or out, and all the nuances you WILL NOT BE THINKING ABOUT. Tom will then hand the “Dream” off to one of our qualified C.A.D. designers. A floor plan is made!
But that is not all. Almost 100% of the time, changes must be made. So don’t panic, expect it! In our follow up meeting, we will rework entryways, window placement, outlet placement, tweak porch dimensions, etc. After resubmitting the ideas, our CAD design team will make the changes real time so you can see how you like or dislike the suggestions.
Now we are ready to roll! Don’t panic if the design is not finished in two or three meetings. It is ok. We are a team dedicated to getting it right with you. Suriano Homes knows that designing a custom home takes some patience, especially in the beginning phases of the design/build process.
Take a watch at our short (1.37 minute), fun video. The music and cinematic fun is just to show you how we see the process. So don’t be intimidated, come in and let us hear your dream. Who is ready to floor plan with Suriano?

Suriano Standards- Windows
March 4, 2017
Suriano Homes strives to build a quality custom dream home for each and every one of our clients. We know well also that in this industry, not all products are equal. We encourage each of our customers to be aware of the quality of the products used by builders as they research which builder to choose for their own. For us at Suriano, we choose a PGT High Energy Efficient and strong and sturdy windows and sliders. Homeowners can know that for most in our industry the windows and doors we use are typically upgrades for other builders. For us, the PGT windows and sliders are our standard window, no upgrade here. Nothing is as frustrating as having windows and doors that are not functional and after a few years they begin to fade and need repainting. Not our industry award wining doors and windows. Building a dream home can’t be done by cutting corners on excellence. This is why we choose to outfit our homes with a quality window.
